Rhett Lane Pond Erosion Study

In response to requests from several residents of Rhett Lane the Villa 1 Board of Directors embarked on an effort to gather information concerning the golf course pond bank erosion that adjoins the backyards of 14 homes. The situation has been getting progressively worse over the years and small efforts to slow the erosion have not had any major impact. The goal of the study was to identify the affected areas and remediation efforts needed to provide a permanent solution that would secure the bank and allow for proper drainage from the yards into the pond.

The board reached out to ProCivil360, a Brooksville based engineering firm, to provide analysis and available options. ProCivil360 worked with additional engineers and a Hernando Beach seawall company to provide a proposal that we could take forward to residents and the Master HOA. After several visits and conversations the Villa 1 Board has received the report and provided it to the Master HOA and the residents who directly contacted us. We are posting the report here as information while all parties continue to review the results and work on determining the next steps.

This proposal may not be the definitive solution, however, it does provide everyone with a starting point to understand the severity of the issue and possible remediation options. The Villa 1 Board will continue to lead this effort. If there are any questions please email the board at president@glenhills.net.

Glen Hills Community Pool Update

Roof Replacement

The pool roof replacement is complete. There were required repairs done to the roof underlayment due to an infestation of bats but otherwise the installation went smoothly and was completed in just a few days once all of the labor and materials were ready. Thank you for being patient with this project.

Pool Maintenance

Due to several factors our primary pool pump was not performing and we were out of compliance with Hernando County requirements for a community pool. Proper repairs were initiated and completed in May along with the new service company engagement. Repairs to the pool chemical management system have also been completed and will help regulate the proper levels between visits by the pool company.

These updates are being made with existing operating funds and will have no impact to the pool budget.

As part of periodic maintenance the pool deck tiles will be cleaned and resealed. This needs to be done every couple of years and we are currently past due. Request for bids has begun and once we determine the vendor scheduling will be announced and dates will be posted while the pool will be unavailable while they work.
